Job Description
 POSITION DESCRIPTION
Currently, we are seeking a Building Operating Engineer to join our Boeing Facility, Site Support team in South East, Houston Texas.
 
POSITION SUMMARY:
 
* Perform at a professional level in a general building environment, requiring the utmost level of concentration with exacting well planned actions.
 
* Independently perform a variety of complex services in a client owned building / systems arena.
 
* Perform duties, sharing in the sense of urgency surrounding a customer critical operation and facility.
 
* Will perform his/her duties to insure that the facilities systems are functioning properly to avoid any outages or downtime. This includes identifying possible causes for failed or failing equipment and relaying this information to the chief engineer and service contractors for repair and / or resolution.
 
* Must be committed to working within a safety conscience environment at all times.
 
* This position has a strong focus on maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in HVAC maintenance & troubleshooting and be multi-skilled in other areas (pipe fitting/plumbing, electrical, general maintenance) in order to successfully complete daily/weekly work assignments. The individual in this role must be available for Call-In work and perform other duties as required. Some overtime is to be expected.

ESSENTIAL FUNCTIONS:
 
* Review and analyze system data (reliability, 1 calls, etc) and develop initial recommendation with Chief Engineer on any maintenance changes, upgrades, replacements, etc.to effectively and efficiently operate site
 
* Cross train back up, or others, as appropriate to the advanced level.
 
* Maintain up to date & complete system documentation in a central resource location, for all repairs or changes to the system.
 
* Monitor the operation and make adjustments on refrigeration, heat exchanger, HVAC, electrical, emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to assure proper operation of equipment.
 
* Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
 
* Develop into site Subject Matter expert for operations in operational process and procedures
 
* Reviews safety procedures before beginning each job with known hazards.
Monitor the operation and make adjustments on refrigeration, heat exchanger, HVAC, electrical, emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to assure proper operation of equipment. * Performs preventive maintenance on all base building and critical system equipment which includes but not limited to: assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate clean up of work area, completing the preventive task sheet, returning tools to workshop, and unused supplies to store room, reporting any equipment problems, impending supply or material shortages to the Chief Engineer.
 
* Identifies and requisitions new supplies and equipment.
 
* Maintains tools and orders supplies as required for installation and repairs.
 
* Complies with departmental policy for the safe storage, usage and disposal of hazardous materials.
 
* Maintains a well-organized, clean and safe workspace.
 
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES (KSA)
 
* Knowledge of basic and advanced building components in relation to HVAC systems
 
* Experience working with Building Automation Systems, Automated Logic Controls knowledge highly desired
 
* Knowledge and ability to perform preventative and general maintenance tasks on HVAC and associated systems
 
* Requires in-depth knowledge of various maintenance fundamentals sufficient to deal with service and repairs in a Client Critical Environment.
 
* Proven experience and understanding of air conditioning, chilled water, refrigerant systems and control systems
 
* Complete familiarity with sophisticated equipment monitoring, alarm, and building automated management systems.
 
* Familiarity with all aspects of life safety and fire alarm systems
 
* Performs all work in accordance with established safety procedures along with national, state and/or local building codes.
 
* Complies with all company critical site policies and procedures and adheres to all company standards.
 
* Will work with minimal supervision and held accountable to highest standards.
 
* Team player, hard worker, good interpersonal skills, ability to communicate well in both oral and written reports
 
* Good verbal and written communications skills are required.
 
* Familiar with computer equipment and programs.
 
* Must be physically able to perform basic maintenance tasks to the highest caliber, which includes ability to: climb ladders, work in confined spaces, lift heavy objects weighing up to 50 lbs., etc., and operate a motor vehicle
 
* Able to work in close places such as closets, crawl spaces, attics, vaults, etc.
 
* Able to work on roofs of buildings
 
* Above average organizational, written and verbal communication skills are essential to this position.
 
* Must be able to work weekends, holidays, overtime as required and be on call on a 24 x 7 basis for emergency situations and required to work in all weather conditions.
 
SUPERVISORY RESPONSIBILITIES:
 
* Will be responsible to monitor and direct, contracted recycling porters

MINIMUM REQUIRED EDUCATION:
 
* Completion of a two year technical degree or equivalent education and experience.
 
* Experience - Minimum four years experience working with mechanical systems.
 
* 3rd Grade Boiler License and Universal Refrigeration Certificate is a plus.
